Main Contractor in Milton Keynes and Cambridge: What Developers Need to Know

Milton Keynes and Cambridge sit at opposite ends of the Oxford–Cambridge corridor, which has been identified for long-term growth in housing, research and infrastructure. For developers, that means strong demand, but also competition for good sites and skilled trades.
This guide outlines what small developers and investors should expect from a main contractor in these two markets.

Two very different places to build
Milton Keynes was designed as a new town on a grid of roads, with generous plots, low density and extensive landscaping. That makes it suitable for new build housing, apartments near the centre and commercial schemes. Cambridge, by contrast, is a historic city with a tightly drawn Green Belt, high land values, conservation areas and limited space.
In Cambridge, it is common to find small infill sites, extensions to period houses and conversions of large properties. In Milton Keynes, scheme size is often larger, with more standardised house types.
Ground conditions and drainage
Both areas include clay soils, and parts of the Cambridge area are underlain by Gault clay, which is prone to shrinkage and heave. Foundations must be designed accordingly, often with deeper trench-fill or piled solutions near trees. Drainage can also be challenging where ground is slow draining.
A ground investigation before purchase is strongly advised. Your contractor should review it and price the foundation design transparently.
Skills and supply chain
Strong demand for construction labour in the corridor means subcontractors can be booked well in advance. A main contractor with an established supply chain can secure trades and materials early and hold to the programme. Ask how they manage supply chain risk, and what happens if a subcontractor fails to turn up.
Confirm who the named site manager is and how long they have been with the company
Ask for the programme in a format you can follow, not a summary
Check payment terms to subcontractors, because late payment can slow work down
Request references from recent schemes of a similar scale
