Basement Cost per Square Foot in London: How Quotes Are Really Built

Search for the cost of a basement and you will find a lot of per-square-foot figures. They are tempting because they are simple, but they are also the least reliable way to budget a London basement. Two basements of identical size can cost very different amounts, and two quotes that look similar per square foot can include very different things. Here is how a basement price is actually built, and how to compare quotes properly.

Why a Single Rate Misleads

A per-square-foot rate averages out costs that vary enormously from site to site. It does not tell you what is included, how deep the dig is, what the ground is like, how difficult access is or whether the figure covers fit-out. If you prefer metric units, one square metre is about 10.76 square feet, but the same caution applies to any rate. Treat headline figures as a conversation starter, not a budget.

What a Quote Should Cover

  • Excavation and removal of spoil, and the access needed to do it.

  • Underpinning or retaining structure, including temporary works.

  • Waterproofing design and installation, including a drainage and pump system where needed.

  • Structural engineering, party wall surveyors, planning and building control fees.

  • Mechanical and electrical services, ventilation and lighting.

  • Finishes and fit-out, which can range from a basic specification to bespoke luxury.

  • Construction management, site setup, neighbours and traffic management.

What Pushes the Price Up or Down

  • Depth: deeper basements need more excavation, more structure and more waterproofing.

  • Ground and groundwater conditions, which should be established by a site investigation.

  • Access: a mews house or terrace with no side access is harder and slower to excavate than a house with open access.

  • Proximity to neighbouring structures, which affects the sequence and the temporary works.

  • Planning restrictions that limit the size or depth of the basement.

  • Specification: a cinema, pool or spa costs far more than a utility and storage space.

Comparing Quotes Properly

Ask each contractor to price against the same drawings and specification, and to list their inclusions, exclusions and provisional sums. A low price with large provisional sums is not low, it is incomplete. Commission a site investigation and structural design before tendering where you can, so contractors price known conditions rather than guessing. Allow a sensible contingency for the unforeseen, particularly in older properties.

A Realistic Starting Point

Berati Construction has delivered basements in prime central London for more than 30 years. We would rather give you a site-specific appraisal than a headline rate, because the only number that matters is the one based on your property. Costs also change over time, so always check current figures with a quote.
